Chip & Joanna’s Farmhouse Kitchen Reno

Something about renovating a farmhouse just sounds so idyllic to me. And Joanna’s farmhouse kitchen renovation doesn’t disappoint. She and her husband took it from closed off and dated to open and, well, check it out yourself…

Hey guys! I live in Texas and my husband and I are in the middle of renovating our 125 yr old farmhouse. We have been married for ten years, have four kids, and have lived in 9 homes. All of which we bought, lived in, and flipped. After we move into the farmhouse, I am done. I hope.

When my husband first showed me this house, I walked right out of it and said there is no way. Two weeks later we were signing papers and it was ours. I  had to get my game face on so that I wouldn’t freak out. There was so much potential especially in the kitchen area and this is where I decided to focus the most. The kitchen had a huge brick wall (you can’t see it in the before pic) and it just felt so dark and dated.

We decided to take the brick wall down to counter top height so the kitchen would be open to the rest of the house. I wanted a clean palette in the kitchen because when life gets crazy with four kiddos, it seems to all happen in the kitchen. My kitchen tends be the pit stop for school bags, paperwork, mother’s day out crafts, etc… I wanted the space to feel clean even when things started piling up. Brazilian black granite and white subway tile is as clean and simple as it gets.

We lightened the space up by painting the existing cabinets and brick white. We also added glass to the cabinets that framed out the sink and we replaced the window above the sink. My big affordable farm sink came from Ikea. I chose an affordable, durable laminate floor- clean up is so easy with these!

I went to a used restaurant supply place and found a stainless steel island with wheels, got it for a bargain!

This house ended up being perfect for the six of us. I am glad my husband had the guts and vision to get past the obvious!  – Joanna

If you want to see more from Joanna and her husband Chip, here’s her blog. And in the favorite-part arena, I could stare at the awesome sloped beams for at least an hour. And Sherry loves the big window over the sink and the contrast of the dark window treatment, stools, and counter with all that white.

    I love this! …but that stainless steel island… Maybe I watch too much CSI but it reminds me of an autopsy table… LOVE the kids table though!

      I think the room is gorgeous but the stainless island brought back bad memories. I bought one from Costco almost identical to that for $129 and used it for a kitchen island for about 6 months until I could build a real one in this house, which had the original kitchen island ripped out. I couldn’t wait to stick that thing in the garage. I worked in too many restaurants through college and I love my real kitchen island so much more.

    DAT ISLAND! I swear, all the fine scratching on the stainless only makes it more beautiful. I only wish I knew how much it cost, to see if it’s worth the effort of dragging a similar find back up to my tiny NYC apartment… Just wait, Restoration Hardware will be all up on this look in about another half year, + 4000 smackers.

    Someone buy those parents a big steak dinner! They may have done this on a budget, but it definetly looks high end! I would be proud to own a kitchen like this! I love the floors, the beams, the window treatment over the great farmhouse sink, the kitchen island… all of it. Kudo’s to great American ingenuity! This is beautiful!

    As Jojo’s sister…she is AMAZING!!! Every time I get with her & Chip I’m inspired ALL over again!!!! Their vision and love for life overflows into everything they do; hence this gorgeous renovation!!!! Let me tell you, you think it’s gorgeous in pics? O it blows me away in person and soooo liveable and homey!!!

    And how stinking adorable is that little kid farm table in that last picture under the slanted beams?! Too cute for words!

    That is such an impressive after!! And my jaw dropped when I read that they just painted the existing cabinets white. Then I noticed that the island was that brick wall. This is fantastic! It would be a DREAM to live there!

    Does she have a separate dining room/table? Where do they all sit down to eat together? At the island maybe- but you can look at each other to have a conversation while you’re eating. Looks like a bar for the adults and a kids’ table relegated to another area. Not a fan of that. I would have extended the granite on the other side of the brick (at minimum- maybe on the ends too if there is room) to add functionality so people could be seated on the other side also.

      Hi Mel- on the other side of the island is an adult table that seats 10. Hard to see from the pics, but we wanted plenty of space to entertain and feed people :)

    This reno is stunning, but I think her post is very misleading. If she’s going to profile a before and after, the photos should be the same kitchen.

      We believe those photos are the same kitchen! There was just a little confusion because she mentioned a farmhouse and folks went over to her site and realized this isn’t the farmhouse yet, it’s the kitchen of the house she renovated before the famrhouse – but that before is the same room as that after (we can tell by the large window over the sink, which she mentions was switched out for a new window, but is still that size – which is a very rare thing for a kitchen :)

    Terrific job! Great choices!

    The used restaurant table is a genius move.

    And the floors look wonderful! Lots of people say they don’t like laminate, but I don’t think they realize how terrific a lot of it looks. (I wonder if prior generations of the product were not as good? Or of course it could vary from one company to the next. In any case, yours looks great!)
